Siem Reap Mixed-Use Developments
Growing supply following the 2023 opening of Siem Reap International Airport (SSIA). Aimed at tourism recovery and long-stay visitors. Lower entry price but longer tenant absorption timelines as the market matures.
Coastal & Resort Developments
Higher development risk due to lower population density and longer investment horizons. Lower prices mean easier CM2H qualification threshold. Suit lifestyle buyers and long-term investors with risk tolerance.
Serviced Apartments with Hotel Management
Best rental income potential. Some developers offer guaranteed return schemes (typically 6–8% per annum for 2–5 years). Hotel management contracts remove day-to-day management burden. Verify guarantees are contractually binding.
Red Flags — Projects Claiming CM2H Eligibility but NOT Approved
- Cannot produce a CIC approval certificate when requested
- Units priced below USD 50,000 (categorically ineligible for CM2H)
- Soft-title only — CM2H requires strata title or equivalent hard title
- Developer has no completed projects or an incomplete track record
